There is no doubt that this spring market has been crazy! There has never been a better time to sell a home, but on the flip side it is becoming increasingly difficult to buy a home (especially in the Cambridge area) without going toe-to-toe with a mob of other buyers. And market value is being thrown out the window in many cases. 

When you’re dealing with a hot market, it can be difficult to get the home you want due to the high level of competition. If you’ve ruled out looking for a home in the winter months, which I would never recommend, then the best time to buy a home is at the very end of the summer. Most people don’t realize that buying a home in the late summer is almost as good as buying a home in the dead of winter!  

Sometimes, in the late summer, you can find your dream home without worrying about as much competition. This is an ideal option for anyone who would prefer to avoid a bidding war and overpaying for their new home. Plus, you might even be able to negotiate the purchase with conditions that you feel are important.    

The reason why late summer is such a good time to buy a home is because a lot of people are pre-occupied with other things. Whether they’re busy with festivals, camping, vacation, getting the kids ready for back to school or just enjoying the last days of summer, this could be the perfect time for you to find the home you want.   

During the summer many people tend to put the chore of finding a new home on the backburner until fall, when really, it should be a priority. With so many people distracted by summer fun, it’s a good idea to take advantage of this! You could find a better deal in late summer than only a month or two before and one month later.
