As a realtor who has a large focus in Cambridge, I think it’s important to understand the differences between each Cambridge neighbourhood before you decide to purchase a home in the area. This week I’m going to go in-depth about the different areas in the neighbourhood of Preston, which is centrally located in Cambridge.

Historic Downtown Preston is divided into North and South by King Street. Since this area is so centrally located, it’s a great place to live since you can get to most places in Cambridge very quickly. Riverside Park is Cambridge’s largest park and is conveniently located in Preston. Perfect for the outdoors-types, it runs along the length of the river and has beautiful walking paths and different sports fields, like soccer fields and baseball diamonds.

Below you'll find some of the specific neighbourhoods within Preston and what they have to offer you and your family.

Lang's Farm/Hillborn

Located near many commercial and industrial buildings, this neighbourhood is near lots of restaurants, stores and the Cambridge Centre Mall. Most homes in this area are small, detached with a single garage.

Lang's Farm/Eagle Valley

This area is where you'll find homes that have been mostly built within the past 20 years. The homes here come in all shapes, sizes and price ranges. This ideal location is surrounded by various Cambridge businesses, shops and restaurants.

North Preston

North Preston is part of the original Preston area which means that most homes here are over 60 years old. This is a great neighbourhood to get to anywhere in Cambridge quickly. It features several parks and community centres in the area and has a wide style range of homes and condos to choose from.

South Preston

Also part of the original Preston area, South Preston is where the Speed and Grand Rivers meet, which makes for a stunning view from some of the homes here. A great location for easily travelling around Cambridge, there are lots of different types of homes, apartments and condos in this area.

Preston Heights

This is a small community that is largely made up of townhouses and is an ideal location due to its proximity to Conestoga College and the 401. This area holds a lot of potential for commuters because of its easy access to the highway and Kitchener.

Blair

Blair is a small community that is located just outside of Cambridge and on the way to Kitchener. This upscale area has lots of custom-built homes with lots of acreage.

Royal Oak/Riverbank/Maple Grove

This part of Preston is where some of Cambridge's largest employers are located. It is largely an industrial area but features homes situated on large properties. This neighbourhood is ideal for you if you are in Kitchener frequently since it stretches up into the southern end of Kitchener.

Because of Preston's proximity to the Cambridge Memorial Hospital, Toyota, Conestoga College and Highway 401, it's a desirable place to live. Many of the homes in this neighbourhood are historic homes that are filled with character and charm that my clients love.
