As a buyer, you want to verify that the septic system is functional and adequate for the needs of the home. If the system has not been properly maintained, or if an addition has been added to the home that exceeds the capacity of the septic system, you may be looking at expensive repairs in the future.

2. Is the well producing enough clean, safe water?

You need access to plenty of clean water that is safe to drink and use for other purposes. Before you buy a country property, you will need to make sure that the well is producing enough water for the needs of the home – and that it will continue to do so for many years to come. Otherwise, you will be forced to drill another well, which is costly.

3. Can you access the property in the winter?

If you want to be able to get to work, go into town to buy groceries, etc., you will want to make sure the home you buy is accessible in the winter. Many rural communities have an established system for plowing snow in the winter so that community members can travel to and from their homes – but not all do.

4. Is the environment one you will enjoy living in?

Not all country homes are peaceful, idyllic retreats. Your neighbours may shoot targets on the weekends. They may be a dairy farm that results in a strong, unpleasant odor of manure. Ask around to make certain that the environment and the behavior of your neighbours is well-suited for you.
