Selling your home can be an overwhelming process but that’s why I’m bringing you my list of the top home-selling mistakes that people often make. Keep this list in mind and you’ll be able to avoid some of the most common home-selling mistakes and make yourself thousands of dollars or more!

1. Pricing Your Home Too High

I've mentioned this before and it’s worth mentioning again. A home that is priced too high will discourage people from making an offer. Even if you think that the granite countertops you installed should allow you to raise your price, if it’s drastically over-priced compared to other houses on the street, it won’t bode well. It’s important to remember that your home is only worth what people are willing to pay for it.

2. Not Marketing It Well

If you want to get the highest price for your house, it needs to be marketed well. This means taking high-quality images that can go online and in flyers or brochures for your home. This also means advertising open houses online and in print so that you can get the highest number of viewers possible. Counting on people driving by and seeing your "For Sale" sign isn’t enough in the age of the internet

3. Failing To Fix The Things That Need Repairing

When prospective buyers go through your home, the last thing they want to see is a list of things they need to fix. You need to make sure your house is in the best possible condition so that people can imagine themselves living there. This means fixing up scratches on the walls, clearing your gutters, and fixing those loose door handles.

4. Not Working With A REALTOR®

Working with a Realtor will help you get the highest possible price on your home with a lot less stress than you’d have if selling the home yourself. Since most people only buy or sell homes once or twice in their lifetimes, it’s important to work with an expert who can make sure nothing goes wrong – especially important with so much money at stake. Another factor is, the Majority of buyers work with an agent when they buy a home. So if you don't use a Realtor to list your home for sale you will be missing out on hundreds of qualified buyers that are shopping for a home. This Network is Invaluable!

5. Refusing To Remove The Clutter

As I mentioned above, prospective buyers want to go through a home and imagine themselves living in it. This is hard to do when rooms are filled to capacity. Go through each room in your home with a large box and remove the items that take away from the overall sense of the room. If self-editing isn’t your forte, consider hiring a home stager who will help your house really shine.

6. Selling An Empty Home

Similar to the previous point, selling an empty home is also a no-no. Houses without any furniture or personal belongings can also make it hard for prospective buyers to imagine themselves living in the home.

7. Getting Emotionally Invested

It’s hard not to feel invested in your home. You’ve made memories there and had a lot of happy times but it’s important to think of the home as simply a house that is now for sale. Just because you love your bedroom with the bubble-gum pink walls does not mean that the next occupant will. It’s important not to take anything personally and hiring a Realtor can help you go through your home and make the changes that you might not objectively be able to see need changed.

8. Not Letting Go Over Something Silly

I’ve seen houses for sale that are 99% sold until a minor detail derails the entire process. Unless that chandelier is a family heirloom or something you’ll never be able to find anywhere else, it’s not worth losing out on the home sale over it. If you’re worried that someone will fall in love with your light fixtures as much as you have, simply remove them prior to the showings.
